Enjoy a full day in your own 10' x 10' beach cabana with seating and sand space in front. Grab snacks and drinks nearby at the Marketplace, with Moe B’s Munchies and the full bar open in summer.
You must be 18+ to rent. Maximum occupancy is 6 people per cabana. Parking may be available on busy weekends and holidays, and parking fees may apply (clarify the amount with Greetwell before booking).
Cancel or rebook at least 72 hours before your reservation for a refund (July 4th: 5 days prior). Late arrivals beyond 2 hours may lose the rental. If the operator cancels due to sudden bad weather or unforeseeable issues, you can choose a full refund or a re-booking.
Follow these rules: no pets, smoking, vaping, loud music, barbeques, fire pits, glass of any kind, or outside catering in the cabana or on the beach. Do not add extra overhead coverage in front of your cabana.
Keep your group to a maximum of 6 people per cabana, regardless of age. This includes the sand space in front of your cabana.
During busy summer weekends and holidays, each cabana includes 2 unpaid reserved parking spots (held until 12:00 PM). Parking can still cost extra; the maximum daily parking rate is $30 per car (up to $50 on July 4).

The bathrooms stay clean, staff members are friendly and helpful, and the overall vibe works well for RV camping and glamping trips with friends and family. The location does come with some trade-offs worth considering. Being near John Wayne Airport means early morning airplane noise that bothers light sleepers, even with earplugs. Several reviewers mention crowding issues, from tight RV sites to kids on electric bikes speeding through the grounds without much supervision. Some also note security struggles with managing unruly behavior during evening events. Cabin maintenance appears inconsistent based on recent feedback. 5 stars After traveling more than 18,000 km (11,185 miles) across the United States and Canada in our travel trailer as a family of four with our dog, Newport Dunes Waterfront Resort & Marina became one of the most memorable and enjoyable stops of our entire journey. We originally planned to stay for one week… but ended up extending our stay to nearly three weeks over the Christmas season because we simply did not want to leave. Extending our stay was easy to arrange. We did have to move sites, but it worked out even better as we ended up closer to the pool and laundry. From the moment we arrived at the gated entrance with 24-hour security, the resort felt safe, well organized, and welcoming. The staff were consistently friendly and always greeted us when we returned from day trips around Orange County. RV SITES, GETTING AROUND, AND LOCATION The RV sites are spacious and well maintained, and the layout makes it easy to walk or bike everywhere. Our kids loved riding their bikes safely throughout the property. There are excellent walking and biking paths around the Bay, and the Mountains to Sea Trail & Bikeway runs right outside the resort, stretching for miles with beautiful views and unique birdlife. One moment that really stood out was seeing a hawk swoop down and grab a rodent right in front of us while biking back to the resort. Experiencing that with my son is something I will never forget. The area is very dog friendly, with plenty of space for longer walks. The location is also ideal for exploring the area. We took day trips to LEGOLAND California Resort, Discovery Cube Orange County, and the Aquarium of the Pacific, and also visited Fashion Island, Balboa Island, and Trader Joe’s. POOL AND AMENITIES The pool area is a highlight. There is a large pool along with two hot tubs, and we always noticed the lifeguard actively paying attention, which gave us extra peace of mind with kids. The on-site marketplace was convenient for small essentials, and one of our favorite moments was letting our kids do a bit of Christmas shopping for each other there. We also joined a bingo night, which was lively and a lot of fun. BEACH AND FAMILY AREAS The beachfront area is perfect for families. The water is calm, there is plenty of sand for kids to play, and the large playground nearby became part of our daily routine. It is easy to spend an entire afternoon here without leaving the resort. CHRISTMAS EXPERIENCE Staying here over Christmas made the experience truly special. The resort goes all in on the holiday atmosphere. The decorations were beautiful, especially the Christmas trees and lights glowing on the water at night. There was even a North Pole mailbox with Santa letter paper, which was a thoughtful touch for families with younger kids. The nightly winter activities during the Fire & Ice Festival became a highlight for our family. Favorites included: • the outdoor ice skating rink • roasting marshmallows by the fire • hot chocolate nights • a fire dancer performance They even sold Christmas trees in the main parking lot. COMMUNITY FEEL One of the most memorable parts of our stay was the sense of community. Our neighbors were incredibly kind and even sang happy birthday to our youngest child, which made his day unforgettable. LAUNDRY AND PRACTICAL DETAILS Laundry was straightforward. You can use the Wash-Connect app or a prepaid laundry card (our preference). Machines were easy to use, reasonably priced (around $2.25 per wash), and dryers were similar, making longer stays easy. FINAL THOUGHTS Newport Dunes feels like both a relaxing waterfront resort and a welcoming family community. After months of travel across North America, this was one of the places where we truly slowed down and enjoyed staying awhile.
